10 IMPORTANT THINGS TO INCLUDE ON THE FIRST PAGE OF A RENTAL APPLICATION
We believe it is very important to let all Rental Applicants know right up front exactly what your Rental Criteria is and what is expected of them when they apply to rent your apartment. Please feel free to copy and edit these 10 items listed below as you wish. We suggest that if you use a list like this you leave a place at the bottom for the applicant(s) to sign and date it acknowledging that they read it. ALL APPLICANTS WILL BE APPROVED ON THE FOLLOWING BASIS.
1. All Rental Applicant(s) must be over 21 years.
2. Criminal Background Checks will be completed on everyone, 18 years or older, listed on the lease as an Occupant or a Lease Holder. No one may live in suite without being listed on the Lease as a Lease Holder or an Occupant.
3. Photo Identification and proper identification for verification of Social Security Numbers is required for all Rental Applicants.
4. The Rental Applicant(s) must have favorable rental history for the past three years or must be a previous homeowner.
5. The Rental Applicant(s) must have current employment making three times the amount the rent.
6. The Rental Applicant(s) acknowledge that this Owner and/or its agents will request further background information including but not limited to current or prior residency and employment as well as credit, criminal and eviction history. The applicant(s) release and holds harmless the Owner, and its agents or supplier of such information from any such screening or other inquiry.
7. You will be denied if you misrepresent any information on the application. If misrepresentations are found after a Rental Agreement is signed, your Rental Agreement will be terminated.
8. The $30.00 application fee is NON-REFUNDABLE. It must be paid before this application will be approved or denied.
9. If approved a security deposit is required to be paid within 24 hours to hold the suite and to take it off the market. If it is not paid within 24 hours, the suite will be offered to the next interested party. The suite will not be held vacant for more than 30 days. If the applicant(s) decide not to rent for ANY reason or does not move in on the specified date this deposit is NON-REFUNDABLE.
10. Upon move-in any unpaid balance must be paid in certified check or money order. Personal checks or CASH will not be accepted at the time of move-in under any circumstances.
